Firebrand applies to turn patio into larger indoor space

The Whitefish Planning Board has a packed agenda for its meeting on Thursday, April 18.

The meeting begins at 6 p.m. at City Hall. In addition to the Legacy Homes Program (see related story on A3), the planning board will look at four other items.

- A request by 102.5, LLC for a conditional use permit for a nine-lot attached single family development consisting of three two-unit townhomes and one three-unit townhome on 2.5 acres will be considered. The project known as Under the Crescent Moon is located at 2041 River Lakes Parkway.

The property is currently undeveloped and zoned as high density multi-family residential district with a planned unit development overlay. The neighborhood plan for the area designates the property as for a “neighborhood center” and being able to be “developed in commercial uses intended to be complimentary” to the neighborhood.

Christina Edwards submitted a letter to the city saying that the area should be preserved as open space.

“There is so much construction going on in Whitefish, it blows my mind who is going to fill all these spaces,” she said.

Planing staff is recommending approval of the CUP with 14 conditions.

- Sage Partners, LLC is requesting a preliminary plat to develop a six-lot subdivision on 1.74 acres for single-family lots. The lots would be accessed from an internal privately maintained road access from Colorado Avenue.

The property is located at 415 1/2 Colorado Ave. The property was previously approved in 2018 for a three-lot subdivision, but that would become void if the new request is approved.

Two letters raising objects to the subdivision were sent to the city. Concerns were raised about the density of the project including the impact it would have to traffic in the neighborhood including a lack of parking in the neighborhood and water run off from the property.

Planning staff is recommending approval with 26 conditions.

- Whitefish Hotel Group has submitted a request for a conditional use permit to expand the footprint of the Firebrand Hotel by 588 square feet. The hotel is looking to enclose the outside seating patio area located along East Second Street.

The area would be enclosed and heated with access via west facing door to the outside and through the existing dining area in the hotel.

The hotel says the outside patio area is under-utilized as it is north facing, so it plans to re-purpose the space to create a large dining area.

The existing roof would be extended to enclose the area and windows would be added above the existing stone wall. The final design would have to obtain approval from the Architectural Review Committee.

A CUP for the hotel was first approved in 2015 as a requirement for buildings with a footprint that exceed 7,500 square feet.

Planning staff is recommending approval of the request with seven conditions.

- The city is proposing several housekeeping amendments to the zoning code. The amendments are to fix errors and inconsistencies found by staff, remove a loophole involving guest quarters, implement a portion of the downtown master plan regarding ground floor use restrictions and implement a portion of the Wisconsin corridor plan regarding formula retail/restaurants and setbacks along Wisconsin Avenue.
