Planning Board to review new subdivision proposal

The Whitefish Planning Board this month will review plans for a 52-unit development on the south side of Highway 93 West.

The developer, 93 LLC, is requesting a planned unit development and preliminary plat for 26-lot project that is proposed to contain 22 single family lots, four development pods for 30 condominium units and one five-acre lot reserved for future development. The property is about 23 acres in size.

The subdivision would have two accesses off Highway 93 West that will be connected within the project by a privately owned and maintained loop road.

The site currently is mostly undeveloped, with four single-family homes to be removed as part of th development.

The project features 5 acres in open space, split into several small blocks of open space along with a larger area that bisects the neighborhood and houses many of the site’s environmentally sensitive areas, including steep slopes, wetlands and drainage ways.

A series of trails through the development and open space are also proposed.

Lot sizes would vary from 7,274 to 13,373 square feet.

The PUD is needed to accommodate the project design within the intended site.

Whitefish City Council originally granted 93 LLC preliminary plat and PUD approval in May 2007, providing for 24 single-family lots, 45 condominiums and the additional 5-acre lot for a total of 119 units.

In November of 2010 Council approved an amended preliminary plat request for the site, and the applicant has received two extensions of the subdivision since. Last November the project expired, requiring a new preliminary plat and PUD request. The current application is the same as the approved 2010 plan.

Planning staff is recommending the board approve the project with 31 conditions.

The proposal is set to go before City Council during the June 4 meeting.

The Whitefish Planning Board meets May 17 in the City Council Chambers at 6 p.m.

During the May meeting, the board will also review:

- A request by the city of Whitefish to rezone one parcel annexed into city limits from County SAG-5 (suburban residential) to WCR (country residential district). The property is located at 465 Armory Road. The proposal is set to go before Council on June 4.

- A request by the city of Whitefish to amend its sign regulations, to eliminate references to “content-based” regulations with regard to temporary signage and other minor changes. Council is expected to look at the issue on June 18.
