Subdivision planned at Haugen Heights

A new 6-lot subdivision is planned for the Old Town neighborhood on the west end of Whitefish.

Developers from Triple S Landgroup and Daniel Scheffer are proposing four single-family homes along the west side of Salmon Run and two lots with townhouses on Haugen Heights.

Whitefish Planning staff is recommending approval of the preliminary plat with 20 conditions. The city Planning Board will consider the project at their April 21 meeting.

Access to all of the properties will be from Salmon Run. The west side of Salmon Run will be designed with curb, gutter, sidewalks, landscape boulevard, street trees and dark-sky compliant street lighting. No parking is proposed on either side of Salmon Run. The street will be improved up to the end of the subdivision, then will be a gravel to its intersection with Lake Park Lane.

The project is anticipated to generate 60 daily trips and no traffic study is required.

The developer plans to extend city water and sewer to the subdivision.

While the majority of the vegetation on the property will be removed, developers will attempt to keep a number of larger trees. As a proposed condition, appropriate trees outside building envelopes, driveways and roads should be preserved.

Developers are planning to pay cash in lieu of dedicated parkland.
