Council approves plat for new commercial subdivision

The developer of a proposed commercial subdivision on Baker Avenue last week clarified an issue regarding access to the property, which led to City Council approving the plan.

Peregrine Automotive LLC requested a preliminary plat to subdivide approximately 2 acres into seven commercial lots with one common lot for open space and parking. The property is located on the 1800 block of Baker Avenue, is currently undeveloped and is zoned industrial and secondary business.

Council initially heard the request on May 16 when representatives from the Baker Avenue condominium owners association voiced concerns about construction crews and customers using the driveway between two existing buildings. There was also some confusion regarding nine parking spaces promised by the developer to serve the existing businesses.

Council decided to postpone the request until the June 6 meeting in order to clarify the easements on the property.

“The Peregrine subdivision has its own deeded access to Baker Avenue on the southern side of the project and additional access is not required,” said Eric Mulcahy from Sands Surveying, Inc.

City Planner Wendy Compton-Ring said the applicant did submit some letters to council stating they did not intend to use the driveway for access to their subdivision and they “will work with the neighbors as far as the exact location of the parking spaces.”

Abby Hughes, co-president of the Baker Avenue COA, represented the current businesses and said they have no problem working with Mulcahy at Sands Surveying and Keuylian at Peregrine and understand that the nine parking spaces granted in the easement can be moved anywhere.
